Who we are?
Philippe et Axel Desneux are owner of several fully furnished and equipped quality studios and flat apartments in Brussels.
Who is our target?
All people who are looking a furnished rental for medium to long term stay in Brussels.
Are all our apartment visible on the website?
Indeed, all of our flats are published on our website.
Is there a minimum length of stay?
Yes, the minimum rental period is 3 months for studios and 6 months for apartments.
The minimum stay is indicated on the description of each apartment.
TECHNICAL QUESTIONS
How are the apartments equipped?
All of our apartments are fully furnished and equipped to allow for a more enjoyable and comfortable stay.
Every apartment has an entirely equipped kitchen, clean and comfortable bathroom, newly acquired bedding, television, stereo system and high speed internet connection.
On each apartment description, you will see the details of its equipment.
Do the apartments have an internet connection?
All of our apartments are equipped with a Wi-Fi internet connection.
Are bed linen & bath towels provided?
Pillows, blanket and one (1) bed linen set are provided.
No bath towels provided.
Can we smoke in the apartment?
All of our apartments are non smoking.
Are pets allowed?
Pets are not allowed
COST
What will the total cost of your monthly rent?
The amount is the basic rent + the fees (insurance, cable TV, Internet, maintenance of the common,…) + provisions for charges (electricity, water and gas.)
• Fees: covers several services like insurance, internet connection, cable TV, maintenance of the commons of the residence, taxes and technical assistance if necessary.
• Provisions for charges : covers a portion of the consumptions of electricity, water and gas. During your stay, and upon check out, the exact consumption will be calculated. If there is over consumption, a supplement will be due.
• Insurance: A ’fire insurance’ with waiver of recourse at AG Insurance is underwritten by the owner. It covers in case of damages caused by fire and water. However, an excess of €750 will be applied if you are found responsible.
SECURITY DEPOSIT
Security deposit
A security deposit will be required. This security deposit covers the apartment for damages and theft.
It varies from 1 to 2 months rent, fees included.
Keys handing and late arrival
All our flats are equipped with codes locks. When the deposit and the 1st month rent has been paid, we will send you your own codes for access to the house and your fat apartment.
Can we prolong our stay once we are there?
If the apartment is available, it would be a pleasure to accommodate your request. However, it is advisable to plan ahead, as our apartments are in great demand.
What is meant by : leave the apartment in the same condition in which you found it?
Apartments should be cleaned as received at the beginning of your stay.
That means no deterioration, no damages, no breakage. That means empty rubbish pails, dishes cleaned and put away, floors swept. All personal items must be removed from the apartment. If the apartment is not left cleaned, penalty will be taken from the security deposit.
When is the security deposit refunded?
At the end of your stay, a check of the apartment is made and if no damage or deterioration has occurred, then the security deposit is credited to your account within the next few days.
Should deteriorations or damages be noted during the check, the cost of repairs will be deducted and the remaining balance (should there be one) will be refunded. The time of refund will depend on the importance of the damages observed.
For what reasons would the security deposit be withheld?
In general, anything not allowing you to leave the apartment in the same state you found it :
• Broken dishes
• Damaged television of Hi-Fi equipment
• Destroyed furniture
• Soiled or damaged walls and upholstery
• Broken mirrors or windows
• Broken or damaged or missing artifacts and paintings
• Stained or broken couch, armchair or chair
• Flooding or fire
• cleaning not made
• tenant’s clothes in the apartment
